We’ve woken to New Zealand’s coldest day of the year so far, but we’re being treated to a beautiful, crisp morning here in the 09—and some great snow is falling across the Central North Island and the South Island.
I hope some of you manage to get the skis out this winter.
While you’re enjoying the slopes, we’ll be working hard on site, building people’s dreams!
Baddeley Avenue - New Build Underway
We're back on site in beautiful Kohimarama, where Site Manager Cam is doing an amazing job. Last Thursday marked an exciting milestone as we celebrated the concrete slab being poured. This beautiful modern home will feature a swimming pool, brick cladding on the lower level and a specialised plaster system above.
Early next week, the frames will be delivered by our good friends at PlaceMakers, and we'll begin standing the ground-floor walls. We're very excited to watch this home take shape over the next 12 months. With some beautiful internal finishes planned, it promises to become a spectacular masterpiece.
The biggest challenge so far has been the foundations. We installed 36 concrete piles, each 750mm in diameter and drilled four metres into the ground. Around 20 concrete truckloads have already gone into the site - so it's fair to say this house won't be going anywhere in an earthquake!
Ngapipi Road Boat Sheds - Waterfront Build
Another exciting project is now underway on the beautiful waterfront of Tamaki Makaurau. The sea views from this site are exceptional and truly one for the storybooks. Pele, James and the team have been on site for about a week, following the specialist marine contractor's partial completion of the piling works.
We're now framing the timber floor for the first shed. Work on the floor framing will continue over the next few weeks. Progress depends on several factors, and we are somewhat at nature's mercy on this project. Once the floor is complete, we'll install three steel portals in each shed, followed by the timber-framed infill.
Corrugated aluminium cladding will then be installed on the walls and roof. Aluminium is the superior option given the project's close proximity to the sea.
Williamson Avenue - Office Fit-Out Nearly Complete
Our office fit-out at 36 Williamson Avenue is nearing completion. James and Ashleigh have been assisting our client with the design selections and project management. The brief was clear: create an attractive, highly leasable tenancy - and we've made some serious improvements.
The transformation includes acoustic wall panels, internal Venetian plaster, a new kitchen, newly tiled bathrooms and new carpet throughout. It's an exceptional facelift that should generate plenty of interest from the market.
Willis Street - Expanding Into Wellington
It has long been an organisational goal for Concept Build Group to expand beyond Auckland, so we're very excited to be on site in Wellington with our good friends at WOTSO Coworking. We have completed the preliminary works, including removing the existing internal wall framing to expose the building's structure. This has allowed us to work closely with our client on the design of the new floor layout.
We have also engaged local Wellington consultants to assist with the structural, mechanical, architectural and fire requirements. We are now only a few weeks away from lodging the building consent application for the stage-one works. The project will use XFrame for the internal partition walls - a system we have worked with previously. XFrame is an innovative Wellington-based business creating reusable, second-life building systems. This is exactly the type of thinking our industry needs as we move towards more sustainable construction practices.
Michael is leading the project and is doing a great job coordinating the necessary consultants and stakeholders to ensure no week passes without meaningful progress.
Maintenance - A Growing Focus
Maintenance is one of our key focuses at the moment, and the office team is working hard to develop the best possible service offering. We understand the importance of protecting and maintaining property, particularly in Auckland, where it represents such a significant investment.
