A complete new build on a quiet Kohimarama street, replacing an existing dwelling with a two-level family home built for the site and for the years ahead.
The project
Work began with full demolition of the existing house, followed by significant excavation and earthworks to prepare the site. The foundation goes deep: concrete piles running down to 5 metres support the ground-level slab and the two-storey structure above it.
It's the kind of groundwork that doesn't show in the finished photos but decides how the whole build performs, on this site and for decades after handover. Completion is scheduled for mid-2027.
The detail
A swimming pool sits at the centre of the outdoor plan, framed by vitex decking and soft landscaping. A solid concrete boundary wall wraps the space, giving the owners a private area to entertain without losing the connection to the pool and garden.
Inside, the home is built for modern living: solar panels, home automation, and mechanical ventilation work together to keep the house warm, dry, and efficient to run, in step with where residential construction is heading.
